Both the Chatham & Leeds branches will be closed over the Christmas period but the Manchester & Liverpool branches  will remain open.

All non-urgent maintenance issues and repairs within your apartment need to be reported on Fixflo or directly via the link below.

These will be picked up and actioned by the Property Management team during office opening hours.


Reporting urgent maintenance within your apartment

For emergency or urgent maintenance which relates to your property outside of the above hours please contact 0161 507 1790.

Please note this number is for emergency / urgent maintenance issues only for example:

  • major leaks within your apartment
  • complete loss of power within your apartment,
  • no heating within your apartment
  • no hot water within your apartment.

Please do not use this number to report non-urgent repairs or issues, these should be reported via Fixflo


Block Management / Issues within the communal areas of the building

Please be reminded that X1 Sales & Lettings manage your apartment only.

We do not manage any communal areas / onsite gyms / onsite cinema rooms/ shared areas in student accommodation blocks.

For any issues which arise in the shared / communal areas, please contact your block management company.

For any urgent / emergency issues including -but not limited to – complete loss of power / major leaks / please direct these to the block management company.

We would encourage you to contact your block manager to understand their Christmas opening hours as X1 do not hold this information and the below is guide information only.
